How it works
- You screen and approve a tenant
The lease is between you and the tenant. - Complete onboarding paperwork
Includes a W-9, property documentation, and a short checklist. - Unit inspection
We schedule a Housing Quality Standards (HQS) inspection. - Lease signing and move-in
Once approved, we coordinate next steps.
The process typically takes up to 30 days after paperwork is submitted.

How are rent payments handled?
We send subsidy payments directly to landlords each month. Tenants pay their portion separately.
How is rent determined?
Rent must be reasonable compared to similar units and align with Fair Market Rent (FMR) guidelines.
Who holds the lease?
The lease is between the landlord and tenant.
What support does Health Care for the Homeless provide to tenants?
Case management, home visits and other supportive services to help tenants maintain their housing.
What happens if a tenant is struggling?
Our team works with both tenants and landlords to address issues early and support housing stability.
Are inspections required?
Yes—inspections are conducted before move-in and annually to help ensure quality standards. Additional inspections may also be scheduled if a maintenance concern arises.
What happens if a unit does not pass inspection?
Landlords are given time to complete necessary repairs. If the repairs are not finished within the allowed timeframe, subsidy payments may be discontinued.
